Real Estate has always been one of the greatest ways to build or hold wealth in America. Even with this incredible track record and being a very "visible" asset builder, there are hurdles that have to be overcome by those who are brand new to the venture of real estate.
Questions or even statements such as:
"What if I don't have the money to do real estate?"
"It must be too good to be true."
"Do I have to have a license?'
or
"If it's such a good deal, why isn't everyone doing it?"
These are great questions that deserve an answer.
First, the question of "What if I don't have the money to do real estate" is a
great question. What you need to know is that almost every successful person
or corporation in real estate does not pay for their real estate holdings with their own cash.
The vast majority of real estate is "leveraged" through asset based lenders.
The great trait of these lenders is that they are asset based, so if you have a great "deal" they
are highly motivated to lend on that deal.
What asset based lenders want to see is that they are loaning money
to an educated person. They feel and understandably so, their money is
in better hands with someone who is well educated on the subject.
Next, a skeptic will state "It must be too good to be true". Well here is a
little known fact to most individuals.
In 2012, Bass Pro Shop went to foreclosure auction because the land developer was behind $3.7 million dollars in unpaid payments. At the time was valued in county records as worth $19,000,000.00 and had been valued as high as $25.7 million.
It's easy to see, even for the everyday skeptic that a deal like this is a great deal, yet a missed opportunity for everyone who thinks real estate is "too good to be true."
Third, the question of "Do I have to have a license to do real estate?" The answer is, if you are a
real estate investor a license is not required because you are buying and selling your own property. You can work with licensed professionals, but are not required to be licensed yourself to flip or own rental properties.
Lastly, our favorite statement "If it's such a good deal, why isn't everyone doing it." We love saying this is our favorite statement, though it is asked in question form, because the skeptic who's says this, says it in a manner that their thought process must be true. The reality is most individuals do not take the time to get educated, put in consistent effort, or simply do not have the desire to become wealth with work.
